OUR APPROACH

Sourcing

Cision Capital relies on a GIS mapping technology that accounts for MLS listings (which includes most bank owned product), average household income, observed rental comps, school districts, number of bedrooms, number of bathrooms, and more. We apply a proprietary approach to rank inventory within the target markets we select. After identifying a potential property, Cision Capital relies on Google Earth, Zillow, and other technologies to “virtually” view the home.

Inspecting

We have designated contractors positioned to visit every winning bid. They take pictures of every room and inspect the ceilings, floors, utilities, roof, paint, walls, doors, windows, and shutters. It is an organized, pre-defined, and systematic process. This allows us to significantly reduce capital expenditures on unforeseen issues or major defects.

Renovating

Our renovation process is standard and systematic. This increases the speed in which we can turn a home, optimizes our cost / renovation, and simplifies project management. We have an institutional contract with Home Depot to buy our materials directly and our contractors are only paid for their labor after the job is completed. This is our approach so we can maintain standardized pricing, materials and control.

Renting

Cision Capital utilizes Cision Realty and local, pre-approved and proven property managers to lease and manage all of our homes.
